Schaefer Construction Management (SCM) provided professional design, procurement and construction management services for a four (4) phased, renovation project in the fully occupied Ritz Carlton Amelia Island starting in the Fall of 2012, and completing January 2017. Actual construction was only allowed to occur between Thanksgiving and Christmas, annually. Project scope included renovation of the Original Ballrooms and Meeting Rooms; Replacement of 12 Chilled Water Risers & 97 In Room HVAC Air Handlers; Renovation of Front Lobby, Main Corridors, Casual Dining Restaurant; and Installation of New Lobby Bar in Renovated Lobby Lounge. Services included design and construction management of the architectural/engineering design team and sub-consultants, General Contractor, Owner subcontractors/ vendors, third party FF&E Purchasing Agent and tracking deliverables. SCM provided full time, onsite project management services during all actual construction phases. Coordinated budget, design, permits, pre-qualification, bids, contracts, invoices, submittals, RFI’s, punch list and closeout.
