The Challenge

 

Multiple buildings for multiple Owners: this project had "potential change orders" written all over it. Mercy Ridge was ready to construct a new Continuing Care Retirement Community (CCRC). They needed a total of 259 high-end apartments in seven buildings. And while the three Owners (Mercy Hospital, the Archdiocese of Baltimore, and Campus Users) shared the same end goal, they each had their own idea of how to get there. Our job was to lead the team through nine months of site work, create new and relocated roadways on a 43 acre campus, and construct the buildings. All of this had to be done with consideration toward the existing nursing home and low income assisted living centers, which were located nearby on this campus.
 

The Result


Less than 3 percent in total change orders later, this project was completed on time and under budget. The Owners required a 30 month construction schedule, and we got it done. When the project was finished, we were happy to begin another project at the Owners' request. Our Agency CM remained together with the General Contractor personnel to complete an office building and parking garage in downtown Baltimore.
