Easter Seals called us after their project had veered off course: after six years of false starts and re-designs, they needed to complete their new headquarters. A non-profit organization with no
experience in constructing large-scale buildings, they required immediate leadership and guidance. It was high time to deliver - after all, they were dependent on donations that had already been
gathered. But they were up against rising construction costs, not to mention ongoing, differing opinions on the building's functionality. Late-schedule changes, such as a newly re-designed interior
and an added third floor, compounded the headaches. They needed a construction management firm that could take charge and help them persevere.
On an Agency CM basis, we led this project to its groundbreaking stage in 24 months - which was less than a third of the time that the project had previously languished. Once construction began, it
was completed on time and on budget. We managed all aspects of the project: meeting State, County and Capital Campaign requirements, including grant writing; making cash flow projections of both
donations and expenditures; and procuring permits and approvals on this County-Owned site. To the Owner's relief and delight, they finally had a functional and beautiful three-story building, with
plenty of underground parking.
- 41,400 GSF, three (3) story structure above grade
- 32,000 GSF of underground structured parking
- $12.1 Million Construction Cost
- $3.8 Million Soft Costs
