The Challenge

 

The Executive Directors of seven different charities were coming together under one roof. While they were looking forward to the synergies of sharing a building, each one had their own ideas about what they wanted. Each organization had previously occupied its own space, with its own mission, set of operations, and even its own culture, all of which had grown and taken shape over several decades.

But while this new building had to answer the functional needs of seven different organizations, we weren't limited to dealing with the seven Executive Directors. We also had to answer to the wishes and expectations of seven Boards of Directors, and seven sets of on-going donors.

As we set about soliciting and selecting design teams and specialty consultants for every aspect of the project, the pressure was on: we had to complete the design and reach groundbreaking in 14 months, in order to obtain a previously approved $2 million grant from the State of Maryland.

The Result

 

After soliciting competitive bids, we procured both the Architectural/Engineering and General Contractor Services, with all the proper documentation. Because we did it thoroughly and on time, our client received the $2 million Maryland State Grant, upon their first request. From there, we completed construction of the building within the budget and expected schedule. Seven organizations now co-exist successfully together in the new building.
