Maryland Apartment Complex

 

This fully-occupied apartment complex had a rotting problem. Because of poor original construction, the roofs and exterior walls were leaking badly, causing severe rot under the siding and building wrap. Every balcony deck was unsafe and had to be replaced. The roofline of every building also had to be changed. The Owners had obtained specifications for major exterior wall repair, which was designed to eliminate the leaks. But they needed to be certain the recommended repairs would really solve the problem. And they needed to get it all done in a cost-effective way. Of course, the residents had to be minimally impacted by these repairs, which were taking place literally outside their doors.

We successfully managed all aspects of this $1.7 million repair project without a single resident complaint. We started with a constructability review to be certain the exterior wall repairs provided a viable solution. Then we gathered competitive bids and oversaw all aspects of repair: newly-built balcony decks, added roofs over third-floor balconies, installation of sliding door sill pans and flexible flashing around all doors and windows, installation of new chimney caps, and removal of a decorative mansard feature from the shingled roofs.

We returned 20 percent of the unit price-based budget for anticipated work beneath the siding and building wrap.

Best of all, a nearby property manager had been watching as we carried out our work. The adjacent property manager saw our success, and sought us out to manage similar work on their properties.
